Why BoKalk exists

Buying a home is the biggest financial decision most people make. Yet there is no independent tool that shows the full cost picture — not just the mortgage rate, but amortization, operating costs, housing association fees, property tax, interest deductions (ränteavdrag), maintenance, and opportunity cost.

BoKalk has no interest in you borrowing more or bidding higher — we want you to make a confident decision with complete information.

How we calculate

All calculations are based on official data sources: the Riksbank policy rate, the Swedish Financial Supervisory Authority's (Finansinspektionen) amortization requirements and loan-to-value caps (bolånetak), the Swedish Consumer Agency's standard amounts for living expenses used in the affordability assessment (KALP — kvar att leva på), and Statistics Sweden (SCB) data. We use calculation models similar to those of the banks — affordability assessment (KALP), debt-to-income ratio (skuldkvot), loan-to-value ratio (belåningsgrad) — but present the results objectively.

BoKalk is continuously updated with new rules and reference values. From April 1, 2026, new mortgage rules apply with a raised loan-to-value cap (90%) and the removal of the stricter amortization requirement. These new conditions are already implemented in BoKalk's calculations.

Privacy

We do not collect more data than what is needed to provide the service. No cookies, as few personal details as possible, no selling of data. Analytics are handled via TelemetryDeck — an EU-based, cookie-free solution that does not collect personal data. Read more in our privacy policy.
