A housing cost calculation is a breakdown of all your housing costs, including mortgage interest, amortization, operating costs and any association fee. It helps you see whether you can afford a home and what the true monthly cost will be.

KALP stands for "Kvar Att Leva På" (left to live on). It's the affordability test banks use to calculate how much money you have left after housing and living costs. Banks use Konsumentverket benchmarks and a stress-test interest rate of 6–8 %, not today's rate.

From April 1, 2026, at least 10 % of the property's market value is required as a down payment, reduced from the previous 15 %. For a property worth 3 million SEK, that means 300,000 SEK instead of 450,000 SEK.

BoKalk uses the same calculation models as banks, based on Riksbanken policy rate, Finansinspektionen amortization rules, and Konsumentverket reference values. Results are meant as decision support — not exact bank statements.

All official figures — policy rate, amortization rules, loan-to-value caps and cost-of-living benchmarks — come from Riksbanken, Finansinspektionen, SCB and Konsumentverket. For operating and maintenance costs we have done our own research and developed reference values based on housing type, tenure, condition and how much work you do yourself versus hiring contractors.
