BoKalk.se — housing finances, simplified

Not just the interest. Not just the fee. The full picture: interest plus amortisation plus fee plus operating costs (driftkostnader) plus property tax (fastighetsavgift) plus tax deduction (ränteavdrag) — and what happens if the interest rate rises?

That is the question no calculator really answers. The banks calculate their affordability assessment (KALP — kvar att leva på). The estate agents show the asking price and monthly fee. But the final answer to what the home costs every month with everything included — and whether you can handle it if things take a turn for the worse — that is something you have had to figure out yourself. Until now.

What we are building

BoKalk.se starts as a website with guides and knowledge about housing finances. Not another “10 tips before buying a home”, but actual explanations: how the bank’s KALP calculation works, what the new mortgage rules from 1 April 2026 mean in actual numbers (raised mortgage ceiling, abolished debt-to-income requirement (skuldkvot), and stricter rules for supplementary loans), why housing associations’ annual reports may look different from the 2026 financial year onward when K3 accounting becomes mandatory — even though the association’s underlying finances are the same — and how to calculate what a home actually costs.

The app

In parallel with the website, we are developing the BoKalk app for Android and iOS. It does things the banks’ calculators do not: shows the complete monthly cost with all items gathered, calculates interest rate sensitivity so you see exactly how your finances are affected at plus one, two or three percentage points, performs affordability assessments (KALP) the way the bank does — but before you talk to them, analyses housing associations’ finances with debt levels and a health rating, lets you compare multiple properties side by side using the same calculation model, and provides a 10-year forecast of how amortisation, value changes and interest rate risks affect your finances.
